Your timeline

Where you are on the clock

California’s typical non-judicial foreclosure moves in stages, and each one has a deadline. Knowing your stage tells you how much time is left to act.

Missed paymentsLender contacts you. Most options are open.
Notice of DefaultRecorded after missed payments. At least 90 days must pass before a sale notice can be recorded.
Notice of Trustee SaleA sale date is set, at least 21 days out.
Sale dateOptions narrow considerably.

Typical timeline only. Your lender, loan type, and any court filings change it.

Your options

Explained plainly

Catch up (reinstate)

Pay what is owed plus fees to bring the loan current, sometimes with a repayment plan.

Modification or forbearance

Ask your lender to change loan terms or pause payments. Approval is the lender’s decision.

Short sale

Sell for less than you owe with lender approval, often with less credit damage than a foreclosure.

Sell and keep your equity

If you have equity, selling on the market can pay off the loan and put proceeds in your pocket.

Attorney or HUD counselor

For legal questions or bankruptcy, I will point you to the right professional rather than guess.

How the 15-minute call works

01

You tell me where you stand

Loan status, any notices, and your goal for the property.

02

I explain your options

What fits, what does not, and how much time you realistically have.

03

You decide

No upfront fee, no pressure. Take the plan and choose what is best for you.

Plain talk

What I cannot do

I cannot promise your foreclosure will stop. Some cases cannot be stopped because of liens, court orders, or timing. I do not charge upfront fees, I do not lend money, and I am not an attorney, so I do not give legal advice. I can give you an honest picture so you can choose with clear information.

Common questions

Is the call really free?

Yes. No fee and no obligation.

Can you stop my foreclosure?

I cannot promise that. I can explain your options and timeline. Some cases cannot be stopped.

What is a Notice of Default?

A recorded notice that you are behind and the lender has started the foreclosure process. It starts the formal process and a minimum 90-day wait before a sale can be noticed.

Are you an attorney or a lender?

No. I am a licensed real estate agent. For legal questions I will refer you to the right professional.

Will you ask me to sell my home?

No. Selling is one option among several, and only if it makes sense for you.

What do I need ready for the call?

Any letters from your lender and a rough loan balance. It is fine if you do not have everything.
