Not sure what I received
Not sure what your letter means? Find out today.
Legal letters are hard to read, and the wrong guess can cost you weeks. Use this guide, or send me a photo and I will tell you what it is and what deadline comes next.
How to tell
What your document may be
Late-payment or collection letter
From your servicer. You are behind, but formal foreclosure has not started. Read this page.
Notice of Default (NOD)
Recorded notice that foreclosure has begun. Look for the words “Notice of Default and Election to Sell.” Read this page.
Notice of Trustee Sale (NTS)
Lists a sale date, time, and location. Read this page now.
Summons or complaint
A lawsuit. Court deadlines are short. Contact an attorney immediately.
Eviction or notice to vacate
Usually follows a sale. Time limits are short. Contact an attorney or tenant-rights resource right away.
Letter from someone offering to “save” your home
Often unsolicited, sometimes asking for upfront fees. Be cautious and verify before paying or signing anything.
Look for these three things
- The title at the top, such as “Notice of Default” or “Notice of Trustee Sale.”
- Any date that says sale, hearing, or deadline. Put it on your calendar right now.
- The sender: your servicer, a trustee company, a law firm, or a court.
If you cannot tell, that is normal. Send me a photo and I will read it with you. There is no charge and no obligation.
What I can and cannot do
I cannot promise to stop a foreclosure, and I am not an attorney. I can explain your options and your timeline and refer you to an attorney or HUD-approved housing counselor when you need one. No upfront fees.
Common questions
Can I send you a photo of my letter?
Yes. Book a call or text the number on this page. I will tell you what it is and what the next deadline looks like.
What if the letter has a court case number?
That signals a lawsuit. Contact an attorney today, because court deadlines are strict.
Is it a scam?
Letters from your servicer or a trustee are real. Be cautious of anyone you did not contact who asks for money upfront to stop foreclosure.
